A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.


After the commencement of the lease?


If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia the property will ask you to complete the following actions:


A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

Termination of the tenancy contract before the end date is allowed.

1. If the resident wishes to terminate the Residence Agreement before the end date the resident must notify the property in writing of their intention to terminate their Residence Agreement. 

2. The resident must give them no less than 28 days’ notice and continue to pay the Residence Fees until the earlier of: 

a) The expiry of the Residence Agreement; or 

b) The commencement date of a new Residence Agreement between a replacement resident and the property.  


Please note: In addition, a cancellation fee equivalent to 2 weeks rent must be paid.

They accept letters and packages on your behalf. For letters, They do not notify residents individually due to the volume received, but they will periodically alert you when your letterbox is full. If you are expecting a letter, please feel free to check with reception during office hours.
For packages, you will receive an email from reception when a package is ready for pickup.

What do I need to buy before I can move in?

When you arrive at this property, your room will be already furnished with a bed, mattress, desk, and chair. You will need to provide your own kitchenware (pots, pans, crockery, and cutlery), bed linen (sheets, pillow, doona, blankets), towels, washing powder, laundry basket, clothing, clothes hangers, and personal toiletries. For residents going into multi-share apartments, they recommend waiting to buy items like kettles, toasters, and other cooking items until after you arrive – you may find that one of your roommates already has one and is more than willing to share.

They do have limited storage available for bulky items such as suitcases and boxes, however it is on a first come, first served basis.
If you require items to be stored and there is no storage available, you will need to contact a local storage service provider.

What is a Condition Report?

Upon arrival, you will be given a ‘Condition Report’, which is a record of the general condition of the property, including fittings and fixtures. You will be given this report when you check in and collect your keys.
You must return the report, along with any notes and/or photos, to the accommodation team within three (3) business days of moving in and you should keep a copy of the ‘Condition Report’ until the end of the agreement.
The ‘Condition Report’ is a very important document, as it can be used as evidence if there is a dispute about who should pay for cleaning, damage, or replacement of missing items at the end of the agreement.
