1. Cooling Off Period: A 24-hour cooling-off period applies to all offers. Students are eligible for a full refund if cancelled within this cooling-off period.

2. Cancellation: No refund will be provided. Any reasons for cancellation will be considered invalid, unless cooling-off period conditions are met or no visa no pay conditions are met


25-26 AY (Non-Leased)


The property provides a 3-day timeframe, starting from the receipt of this lease agreement, during which you are required to complete the following tasks. This period is referred to as the "Decision-Making Period."


    1. Pay the first month's rent and the deposit

    2. Both the tenant and the guarantor must sign the lease agreement.


If you have not paid the first month's rent and the deposit on the booking date, it must be paid no later than the end of the Decision Making Period. Failure to pay the first month's rent and the deposit within the required time frame may result in the cancellation of your reservation by the property.


Cancelling within the Decision Making Period: -

- If you inform the property of your intention to cancel during the Decision Making Period, any advance payment of rent and deposit already made will be refunded to you within a reasonable time.


Taking no action throughout the Decision Making Period: -

- If at the end of the Decision Making Period if you have taken no action, i.e. not signed and accepted your Tenancy Agreement and/or have not paid your first rent and deposit, your offer will be canceled in their system and your room will be made available for someone else to reserve.

If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.

On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.


Visa Refusal :2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.

Visa Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.

After Contract Start Date and Collecting Keys: No refund will be made.

After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Admistay of visa application refusal will be charged. The Student must provide evidence, such as a visa refusal letter.


25-26 AY (Non-Leased)


To request to cancel your booking outside of the Decision Making Period but before the rental start date as defined in the Lease Agreement, you must meet the following criteria:


- Your application for a visa has been declined.

If you meet the above Cancellation Criteria and can provide the property with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first month's rent by the date your cancellation request is granted, the property will refund your first month's rent and the deposit within a reasonable time.


If you need to cancel your reservation outside the Decision Making Period and from the supposed effective date of the lease agreement, you will be required to provide them with notice and comply with the legal notice period of one month. You will then be required to pay the first month's rent.


Please note:

1. This cancellation policy does not include situations where your visa has been granted and subsequently withdrawn.

2. The relevant visa rejection documents must be provided to the property within 48 hours of receiving the same.

If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:


1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.


These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement.


CAS Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.

CAS Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.
