Cooling Off Period

Cooling-off
This property offers cooling-off period.

1. The Cancellation requests must be received by the property in writing, within 7 days of booking.

2. If a tenant cancels after the 7-day timeframe or after accepting their contract, there is no further ‘cooling-off period,’ and the holding fee paid upon booking will be retained by the property.

3. If the property cancels the tenant’s booking, the holding fee will also be retained. This will occur if the tenant fails to provide the necessary information within the required timeframes or does not make payments as outlined in their tenancy agreement. Such cancellations will only happen after the initial cooling-off period.

4. Once a tenant has accepted their tenancy agreement, they remain legally responsible for all rent payments until a new tenant is found for the room and all relevant documentation is returned. The guarantor (if applicable) will also be held liable under these terms.

5. For cancellations made after 24th April by tenants who have accepted their contract, a £400 early termination fee will apply, along with the retention of the holding fee. Any damage deposit paid may also be partially or fully retained to cover cancellation costs, even if the cancellation falls within the 7-day period & the tenant has accepted the contract.
