For AY 25/26:

Up to 31st March 2025:

1. Unless the keys to the accommodation have already been collected, bookings can be cancelled without penalty up to 31st March 2025.

2. All cancellations must be made in writing via email to the property team.

3. If approved, the booking will be cancelled, and any advance rent payments will be retained.

From 1st April 2025 onwards:

1. Unless the keys have already been collected, bookings can be cancelled by emailing the property team within 7 days of accepting the offer online.

2. Any advance payments will be retained.

If the 7-day Cooling-Off Period has expired:

1. All amounts due under the Tenancy Agreement must be paid.

For AY 24/25 (Applicable for Bronze Ensuite, Silver Ensuite Lower Floor, Silver Ensuite Mid Floor, Silver Ensuite Higher Floor, Gold Ensuite, Platinum Studio):

1. Cooling Off Period: A 24-hour cooling-off period applies to all offers. Students are eligible for a full refund if cancelled within this cooling-off period.

2. Cancellation: No refund will be provided. Any reasons for cancellation will be considered invalid, unless cooling-off period conditions are met or no visa no pay conditions are met

For AY 24/25: (Applicable for Bronze Plus Ensuite, Platinum Studio Accessible):

You have a 7 day ‘cooling off’ period from the point you pay your deposit as long as the 7 days lapse before the tenancy start date. Once the tenancy has started, you are not able to cancel.

For AY 25/26:

No Place No Pay (applicable to first-year and postgraduate students only):

1. If you are a prospective first-year undergraduate or postgraduate student and your offer at your preferred University/Higher Education Institution is withdrawn due to not achieving the required grades, you may be eligible to be released from this agreement.

2. If you are a prospective first-year undergraduate student and choose to attend a different University due to exceeding your expected grades, you may also be eligible to be released from this agreement.

3. To apply for release from this agreement in the above circumstances, you will need to provide the following documentation:

a) A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming that the required results were not achieved; or

b) A copy of proof of acceptance to your new university via UCAS Adjustment.

4. These documents must be received by your property team within 48 hours from the date your results are published.

5. Please email the documentation to the property team by submitting a Cancellation request.

6. Upon receipt of the required documentation, it will be verified. If satisfied, the agreement will be cancelled, and any advance rent paid will be retained.

For AY 24/25 (Applicable for Bronze Ensuite, Silver Ensuite Lower Floor, Silver Ensuite Mid Floor, Silver Ensuite Higher Floor, Gold Ensuite, Platinum Studio):

If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:

1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement.

1. CAS Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.
2. CAS Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.
3. After Contract Start Date and Collecting Keys: No refund will be made.
4. After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of CAS application refusal will be charged. The student must provide evidence, such as a visa refusal letter.

For AY 24/25: (Applicable for Bronze Plus Ensuite, Platinum Studio Accessible):

No Place No Pay  (applicable to first year, postgraduate & rebooking students only):

If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:

1. A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property via email within 7 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement and refund any deposit or advance rent paid in full.

For AY 25/26:

1. If you are denied a VISA and cannot enter the UK to partake in your University degree, you can cancel your booking with no obligation to the contract.

2. Evidence of the VISA denial must be sent to your property team via an e-mail within 48 hours of the letter/correspondence date.

3. Upon receipt of the required documentation, it will be verified. If satisfied, the agreement will be cancelled, and any advance payments will be retained.

For AY 24/25 (Applicable for Bronze Ensuite, Silver Ensuite Lower Floor, Silver Ensuite Mid Floor, Silver Ensuite Higher Floor, Gold Ensuite, Platinum Studio):

If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.

On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.

2. The VISA denial should be sent, via email, to the property within 7 days of the letter/correspondence date.

For AY 25/26:

1. You need to make an advance rent payment of 1 week's rent to secure your room.

2. Any advance rent paid will be offset against the First or only instalment as due.

For AY 24/25 (Applicable for Bronze Ensuite, Silver Ensuite Lower Floor, Silver Ensuite Mid Floor, Silver Ensuite Higher Floor, Gold Ensuite, Platinum Studio):

1. To secure a room you need to pay an advance rent of £100 which will be adjusted in the last installment

For AY 24/25: (Applicable for Bronze Plus Ensuite, Platinum Studio Accessible): 

1. You need to make an advance rent payment of 1 week's rent to secure your room.

2. Any advance rent paid will be offset against the First or only installment as due.

For AY 25/26:

1. Payment in full.

2. Payment in 3 installments (Min. length contract should be 39 weeks)

3. Payment in 9 installments (Min. length contract should be 43 weeks)

AY 24/25: (Applicable for Bronze Ensuite, Silver Ensuite Lower Floor, Silver Ensuite Mid Floor, Silver Ensuite Higher Floor, Gold Ensuite, Platinum Studio):

For all January move-ins -

4 Installment Plan:

1. 20% of annual rent before move-in

2. 30% of annual rent by 15th January 2025

3. 30% of annual rent by 15th February 2025

4. 20% of annual rent by 31st March 2025

For AY 24/25: (Applicable for Bronze Plus Ensuite, Platinum Studio Accessible):

1. Payment in full.

2. Payment in 3 installments (Min. length contract should be 39 weeks)

3. Payment in 9 installments (Min. length contract should be 43 weeks)

For all January move-ins:

4 Instalments:

1. 20% of annual rent before move-in

2. 30% of annual rent by 15th February 2025

3. 30% of annual rent by 15th March 2025

4. 20% of annual rent by 15th April 2025

For AY 25-26 & AY 24-25:

1. UK Bank Transfer.

2. Debit or Credit Card

3. International Bank Transfer.

No cash payments are taken on-site.
