For AY 25-26 (Non-Leased):

Reservations made prior to 01st August 2024 - 14 Day Cooling-off Period

You can cancel your booking by sending an email directly to the property within 14 days of signing your tenancy agreement. You can decide to cancel your reservation within these 14 days you will receive a full refund of the deposit amount paid.

Reservations made after 01st August 2024:

For reservations made on or after 01st August 2024, your cooling-off period will reduce to 48 hours only from making your reservation. If you decide to cancel your booking within 48 hours, a full refund of your deposit will be made. If you wish to cancel after 48 hours a loss of deposit may occur.

For 24-25 AY (Classic Ensuite Room Only)

1. Cooling Off Period (Before July 30): A 7-day cooling-off period applies to all offers accepted before July 30. Students are eligible for a full refund if canceled within this cooling-off period.
2. Cooling Off Period (After July 30): A 24-hour cooling-off period applies to all offers accepted after July 30. Students are eligible for a full refund if canceled within this cooling-off period.
3. Cancel Before June 1: If canceled for any reasons before June 1, the advance rent will be retained as a cancellation fee. Any additional payments made towards the booking will be refunded.
4. Cancel After June 1: No refund will be provided for cancellations made after June 1.
5. Cancel after the cooling-off period: If cancellation is outside the cooling-off period, the Licensee shall seek and present to the Licensor a suitable replacement for the License Period.
6. Late Cancellation: Any reasons for cancellation given after June 1 will be considered invalid, unless cooling-off period conditions are met.

For 23-24 AY(All Room Types) and 24-25 AY (All Room Types except Classic Ensuite Room)

You can cancel your booking by sending an email directly to the accommodation team within 14 days of signing your tenancy agreement. Should you decide to cancel your reservation within these 14 days you will receive a full refund of the deposit amount paid.

For AY 25-26 (Non-Leased):

1. If you decide to cancel your reservation after the 14-day cooling-off period, you can do so if your UK Visa application has been denied.

2. If you secure your accommodation and then if for the reason stated above are no longer able to attend your chosen higher education institution, official written evidence from the VISA authorities/embassy must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.

3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned

For 24-25 AY (Classic Ensuite Room Only)

If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.

On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.

1. Visa Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.
2. Visa Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.
3. After Contract Start Date and Collecting Keys: No refund will be made.
4. After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Admistay of visa application refusal will be charged. The Student must provide evidence, such as a visa refusal letter.

For 23-24 AY (All Room Types) and 24-25 AY (All Room Types except Classic Ensuite Room)

1. If you decide to cancel your reservation after the 14-day cooling-off period, you can do so if Your UK Visa application has been denied.

2. If you secure your accommodation and then if for the reason stated above are no longer able to attend your chosen higher education institution, official written evidence from the VISA authorities/embassy must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.

3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.

For AY 25-26 (Non-Leased):

1. If you decide to cancel your reservation after the 14-day cooling-off period you can do so if,

(a) You have failed to obtain the required qualifications to get into your first University of choice

(b) You have failed to pass the relevant English Language course required for the University

2. If you secure your accommodation and then if for any of the reasons stated above are no longer able to attend your chosen higher education, official written evidence from the relevant University and/or UCAS must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.

3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.

For 24-25 AY (Classic Ensuite Room Only)

If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:

1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement.

1. CAS Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.
2. CAS Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.
3. After Contract Start Date and Collecting Keys: No refund will be made.
4. After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Admistay of CAS application refusal will be charged. The student must provide evidence, such as a visa refusal letter.

For 23-24 AY (All Room Types) and 24-25 AY (All Room Types except Classic Ensuite Room)

1. If you decide to cancel your reservation after the 14-day cooling-off period you can do so if,

(a) You have failed to obtain the required qualifications to get into your first University of choice

(b) You have failed to pass the relevant English Language course required for the University

2. If you secure your accommodation and then if for any of the reasons stated above are no longer able to attend your chosen higher education, official written evidence from the relevant University and/or UCAS must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.

3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.

For 24-25 AY (Classic Ensuite Room Only)

1. No deposit is required to secure a room

24-25 AY (Other Room Types)

1. You need to pay a security deposit of GBP 250 to secure your room with the property.

2. This is refundable at the end of the tenancy period less any deductions and pending charges.

For AY 25-26 (Non-Leased):

The property offers up to a maximum of 10 instalments, starting from August 2025 until May 2026.

For 24-25 AY (Classic Ensuite Room Only)

For all 30+ weeks tenancies

Option 1. 1 Instalment (GBP 100 Cashback):-

10% within 2 days of signing the offer

35% by 1st November, 2025

35% by 15th January, 2025

20% by 1st April, 2025

Option 3. 7 Instalments:-

10% within 2 days of signing the offer

20% by 1st November, 2024

10% by 1st December, 2024

20% by 1st January, 2025

10% by 1st February, 2025

20% by 1st March, 2025

10% by 1st April, 2025

For 17 Weeks

Option 1. Full payment within 2 days of signing the offer

Option 2. 2 Instalments - 

50% within 2 days of signing the offer

50% by 1st Oct 2024

For all January move-ins:

4 Instalments:

20% of annual rent before move-in

30% of annual rent by 15th February 2025

30% of annual rent by 15th March 2025

20% of annual rent by 15th April 2025

For AY 25-26 (Non-Leased):

1. You only need to provide a UK based guarantor if you wish to pay your rent in instalments.

2. Any student who does not have a UK guarantor will be required to pay the full year’s rent upon application.

For AY 24-25 (Leased):

No guarantor is required to book a room for 24/25 exclusively with Admistay.
