1. In the event you do not fulfil your rental payment obligations in relation to the payment of rent on the due dates before moving in, they may cancel your tenancy agreement by giving you written notice. In this situation, the Advance Rent payment will not be refunded.
2. In the event they need to cancel the tenancy agreement before you move into the Room, due to reasons beyond our control unknown at the time of issuing the Booking Confirmation, they will provide you with as much notice as possible in the circumstances and refund the Advance Rent and any other fees you have paid.
3. They reserve the right to cancel any bookings where false or misleading information was provided to obtain the tenancy or booking.

- After 72 hours of the Booking Confirmation email, cancellation is not accepted unless a replacement tenant is found.

- Cancellation is permitted if the visa application is officially refused.
- Official written proof of visa refusal in English must be submitted within 48 hours of receiving the decision.
- Proof must be submitted no later than 7 days before the tenancy start date.
- Once verified, the booking will be cancelled and all rent payments will be refunded in full within 28 working days.
- If proof is not submitted within the required timeframe, the standard cancellation policy applies and rent liability remains.
- If the visa application is still pending within 7 days of the tenancy start date, the property may hold the room subject to availability and discretion.
- If the visa is voluntarily cancelled by the student, the standard cancellation policy applies.
- If the visa is terminated due to conduct or legal issues, the student remains liable for contractual charges.
- If the visa is cancelled after move-in, the property will review the case, and final approval may rest with the landlord.
