To reserve a room, you will need to pay a holding deposit which is the equivalent of 1 week’s rent for your chosen room. Once the tenancy signing process is complete your holding deposit will be credited towards the full deposit for your room for the year. Important: The holding deposit could be withheld if any relevant person including any guarantors withdraws from the tenancy, provide materially significant false or misleading information, or fail to sign their tenancy agreement, and/or Deed of Guarantee.

What documents will I need?

UK Students: They will need you to provide a copy of your passport, University acceptance letter, student ID and if you choose to pay using the installment option, they will need your guarantor passport copy and proof of address. Guarantor proof of address must be dated within 3 months. How Much Is The Deposit And What Is It Used For?

You will be required to pay a deposit of up to 4-weeks rent which is held against any damage to the property, or unpaid dues. They collect the deposit when you sign the tenancy agreement, and it is held and protected in a government-approved tenancy deposit scheme (TDS). When you move out, they will check if you have any money owing and complete a vacation inspection of your room. If there are any outstanding dues or any damage, they will agree an amount that will be deducted from your deposit. Yes, you are entitled to cancel your booking, but they will need you to provide evidence of your visa rejection.

Are there any fees or penalties I should be aware of?

Unpaid Rent: If you are late making your rental installment payments, you will also be charged interest of 3% above the rent due date until you make the payment. Please Note: As a gesture of goodwill, this interest charge will not be levied until the rent is more than 14-days in arrears. Variation of Contract (Tenant’s Request): £50 (Inc. VAT) per agreed variation. To cover the costs associated with the preparation and execution of new legal documents. Change of Sharer (Tenant’s Request): If you are sharing a dual occupancy room and want to change the person you share with or are leaving with a replacement tenant to take over the remaining term of the contract, they will charge £50 (Inc. VAT) per replacement tenant, or any reasonable costs incurred if higher. Lost Key(s) or other Security Device(s): Tenants are liable for the cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, and new lock, and replacement keys for the tenant, landlord, or any other persons requiring keys will be charged to the tenant. There will also be a charge of £15 per hour (inc. VAT) for the time taken to administrate replacing lost key(s) or other security device(s).
