Early termination by studentsTermination of the tenancy contract before the end date is allowed .

A student may terminate the tenancy agreement before the end of the contract under any of the following circumstances:

  • The student has withdrawn from their course.
  • The student has been excluded from or refused admission to their course.
  • The student has been absent from their course for more than 60 days due to illness and has formally agreed to suspend their studies with their higher education provider.
Conditions for Early Termination
  • The student must provide at least 4 weeks' written notice of termination.
  • The student will remain liable for the License Fee throughout the notice period.
  • The notice must clearly state the intended departure date.
  • The student must provide reasonable supporting evidence of their withdrawal, exclusion, refusal of admission, or illness-related suspension (normally an official letter from their educational institution).
  • The student must vacate the accommodation on or before the departure date specified in the notice.
  • If the notice or supporting documentation is incomplete or invalid, Property Management will notify the student and provide a reasonable opportunity to submit the required information.
  • Once the termination request has been accepted, Property Management may begin marketing the room immediately. The student may be required to provide access to the room for viewings by prospective occupants.
Replacement Tenant AcceptedThis property allows cancellation upon finding replacement tenant.

A student may be released from the tenancy agreement before the contract end date if all of the following conditions are met:

  • The student has found a suitable replacement tenant who is an existing NTU student and has been approved by Property Management.
  • The proposed replacement tenant is not already residing in accommodation managed by Property Management.
  • The replacement tenant completes the booking process, including:
    • Agreeing to the applicable License Fee.
    • Completing the License Agreement.
    • Collecting the room keys.
  • The student has paid all License Fees due under the tenancy agreement up to and including the date on which the replacement tenant completes the booking.

Note: The student's tenancy will end only after the replacement tenant has completed the booking process and has been approved by Property Management. Until then, the student remains responsible for all obligations under the tenancy agreement.
