• The Initial Cancellation Period is up to 7 calendar days after the date of the booking, accepting the offer, or paying the deposit
• Cancellation must be made by sending an email from the booking email account to the sales enquiries or property email address
• The student must not have already moved into the property
• The full security deposit will be refunded if cancelled within this period
• Refunds normally take up to 28 working days, but may take up to 60 days if the deposit has already been sent to the tenancy deposit protection scheme

• Applies if a student fails to be granted a Visa or if the Visa is revoked
• Before the tenancy period has commenced:
  • An email must be sent from the booking email account confirming the Visa failure and wishing to cancel
  • The official notification of Visa failure from UK Visas & Immigration must be provided
  • Documents must be received within 3 calendar days of receiving the notification
  • Documents must be received before 1st September for academic year bookings
  • The student will be released from the agreement and the deposit will be refunded if correct documentation is provided in the stated time period
  • If the deadline is missed and the tenancy has started, the student is liable for rent from the tenancy start date and must give 4 weeks of notice
• After the tenancy period has commenced and keys have not been collected:
  • The student is charged rent from the tenancy start date up to the date evidence of visa refusal is provided
  • A 4-week notice period applies, during which the student remains liable for rent payments
• After the tenancy period has commenced and keys have been collected:
  • The property team must be notified immediately, within 48 hours of receiving official notification
  • Official documentation from UK Visas & Immigration confirming the revocation must be provided
  • A letter from the university confirming release and inability to remain at the property must be provided

• For 1st year applicants and 1st year postgraduate students only
• Applies if the university withdraws the offer of a place because the student did not achieve the required entry grades
• Applies if a 1st year undergraduate student chooses to go to a different university because they exceeded their expected grades
• An email must be sent from the booking email account confirming the wish to cancel
• A written rejection letter from the university or UCAS, a screenshot of UCAS status confirming results were not achieved, or proof of acceptance of a new university via UCAS adjustment must be provided
• Documents must be received within 3 calendar days of the results being published
• Documents must be received no later than 28th August, whichever date is sooner
• The agreement will be cancelled without penalty and the deposit will be refunded in full within 30 days if the documentation is verified and accepted
• Failure to provide the information within 3 days means the student remains liable for rent for the whole contracted tenancy until an acceptable replacement tenant is found and the room is re-let
• For 2nd year and subsequent year students:
  • Applies only if the place at university is withdrawn because the required grades to proceed into the next year were not achieved
  • An email must be sent from the booking email account confirming the wish to cancel
  • A letter from the university or college confirming the results were not achieved and the place has been withdrawn must be provided
  • Documents must be received within 3 calendar days from the date the student receives this confirmation
  • The agreement will be cancelled and the deposit refunded in full within 30 days if verified and accepted
  • If confirmation is received after the tenancy period has started, the student is liable for rent from the start of the tenancy until an acceptable replacement tenant is found and the room is re-let
  • Failure to provide the information within 3 calendar days means the deposit will not be refunded and the student remains liable for rent until an acceptable replacement tenant is found and the room is re-let

• Required for paying rent in instalments.
• Without a UK guarantor:
  • Full upfront payment is mandatory.
• Guarantor criteria:
  • Must be UK resident for at least 1 year.
  • Must be over 21 years old.
  • Must be a homeowner or in full-time employment.
  • Must provide valid photo ID.
  • Must provide proof of UK address (dated within the last 3 months).
• Third-party guarantor service:
  • Housing Hand is recommended if the tenant cannot provide a UK guarantor.

Note: The property does not accept other Guarantor Service Providers.

• Dual occupancy is available for most rooms that are 23sqm or larger.
• The total rent will be calculated as the standard room rate plus an additional £50 per week.
• Both applicants must apply separately and clearly state in their applications that they are requesting dual occupancy.

The tenant has to pay £99 as a security deposit to book this property.

Note: The security deposit will be refundable. If there is any damage to the room or communal area, the amount will be deducted from the security deposit.
