Once a student signs the agreement, it is not possible to break the agreement. However, the student can sublease the unit to someone acceptable to the property.

The property does not offer any cooling off period, all contracts are legal and binding.

1. A Non-Refundable Application Fee of $50 is required for each adult applicant at the time the Lease Application is submitted.

2. An Administrative Fee of $400 - $600 per apartment (based on the size of the Apartment being applied for) is required to take an Apartment off the market and hold it for an applicant. The Administrative Fee is non-refundable unless the Lease Application is declined by the property, or the Lease Application is cancelled by the applicant within 24 hours of an approval notification.

• The guarantor must show verification to substantiate income equal to or greater than 5 times the effective rent for the Apartment
• The guarantor must complete an Application and be processed as a co-signer.
• The guarantor must reside within the United States and earnings must be in US Dollars.
• The guarantor signs a required Guaranty Agreement (but will not be a Resident and will not have access to the Apartment).

• This holding fee of US$99 prioritises & fast-tracks your application with our partners.
• The US$99 holding fee is fully refundable within 6 days of payment. Full refund is applicable whether your booking is finalized with Admistay or even if we're unable to find a suitable match for you
