Due to a large student tenant population, Property has separate qualifications for their on campus and off campus properties. Students with a valid I-CARD leasing an on-campus property do not need to meet the income requirements. Every person over the age of 18 that will be living in the unit, however, must complete a rental application. Property does not require a parent or guarantor to cosign the lease.

Off campus properties, however, require a cumulative monthly income of three times the monthly rent for approval. In cases where the tenant(s) does not meet this requirement, a guarantor or cosigner may be appropriate. The cosigner must make the income requirement on their own, separate from the monthly income of the occupants. indicating “Cosigner” status. Property will then run a credit and background check and verify the cosigner’s proof of income with two recent pay stubs or bank statement.

What is rent installment plan for property?
Rent is paid to property in 12 equal rent installments. When you sign your lease, a total amount of money will be listed on the top of the contract, as well as move in and move out dates. Due to the nature of their community and needing to clean apartments between tenants, your lease will not cover exactly 52 weeks. Your payment, however, will be the same every month. The total amount of your lease is divided into 12 equal installment payments, due the first of each month. Your monthly rent payment is 1/12 of the total amount of rent due for the entirety of the lease.
Is parking available?
Yes, it is. Property offer parking to their tenants at little or no charge. The security of you and your vehicle is of utmost importance to them and they have created steps to ensure that they can connect you to your vehicle (and vice versa) in the event of an incident. Lessees agree to take full responsibility of the vehicles parked on the premise. When filling out your rental application, you will be asked to provide the make, model, color, and year of your vehicle as well as your license plate number. This information is then attached to your tenant profile and inputted into your lease.  When you come to pick up your keys at move in, you will be given a parking sticker ($5 annual fee) indicating that you are a Ramshaw Real Estate tenant as well as your assigned parking spot, if applicable.
