If you have not yet collected your keys, you may cancel your booking by submitting a written request or sending an email to the residence inbox within 7 days of signing the Advance Licence Agreement (the “ALA”). In this case, you will receive a full refund of any fees paid. However, if you book your accommodation on or after August 1, 2025, the cooling-off period will be reduced to 48 hours.
For Summer and short stay bookings outside of academic term times and/or for holidays
Cancellation before you move in:
You are required to pay the full fees before the commencement date of the contract. Rooms are not secured or guaranteed until a full payment has been made. Summer and Short Stay bookings require a minimum of 5 working days’ notice from the commencement date to be valid.
Bookings made before 1st June 2026: -
Summer or Short stay bookings made before 1st June 2026 can be cancelled before this date with no penalty and a full refund will be given. If a booking is cancelled on or after this date no refund will be given. If a booking is made after this date there will be a 5 day cooling off period in which the booking can be cancelled without penalty.
If the person fails to arrive for check-in without written notice in the required time frame, and has paid the licence fee, then the full fee will still be charged.
Please note: For any refunds via international bank transfers a fee of €12 will be applied.
For 24-25 AY: -
1. The property offers a 7 Days Cooling Off Period wherein you can cancel your booking & your advance rental payment will be refunded to you.
2. The cooling off period will get reduced to 48 hours for bookings made on or after the 1st August.
For summer or short stay bookings made before 1st June 2024:
1. You can cancel before 1st June 2024 with no penalty and a full refund will be given.
2. For bookings made before 1st June 2024, you will get a 5 day cooling off period in which the booking can be canceled without penalty.

1. If you are denied a visa, please let the property team know as soon as possible. They can cancel your booking if you have applied for a visa and it has been refused, but you must please let them know, with evidence within 5 days of your visa being refused.
2. If your visa is delayed, please also let them know as soon as possible. They will try to hold your room for you while your visa is being processed, but you will be liable for any fees payable under the ALA in the meantime.

If your visa application is denied, the property can cancel your booking upon receiving evidence of the refusal within 5 days.
If you encounter difficulties obtaining a visa while preparing to travel, the property will endeavor to reserve your room until your visa is processed. However, it is essential to ensure you possess the appropriate visa and confirmation of enrollment from your college/university before your arrival, where required. Maintaining visa status is the responsibility of the student. In the event of a visa delay, you may be held responsible for adhering to the terms and conditions of the license.

If you are not successful in obtaining your place at your chosen university/college then don’t worry. The property will release you from the ALA and refund any advance fees paid if you provide proof that you did not obtain a place at a university/college which is within a reasonable distance from the accommodation booked. You will need to submit your request to cancel by email along with proof within 5 working days of confirmation that you have not received your place from the university / college or CAO.
For 24-25 AY: -
The following is applicable to first-year undergraduate and pre-sessional post-graduate intakes only:
If you do not secure admission to your chosen university/college, the property will facilitate your release from the tenancy agreement and refund any advanced rent payments made, provided you can demonstrate that you did not secure a place at a university/college within a reasonable distance from the booked accommodation.
To initiate the cancellation process, you must submit your request via email along with supporting evidence within five working days of receiving confirmation that you have not obtained your place.
In the event that you were unsuccessful in securing a college place in Dublin through the CAO system, the property will refund the advanced rental fee.

Yes, you must be a student, enrolled in a college/university and be 17 years or older at check-in.
Do I need to have guarantor?
Yes, but only if you have requested to pay in instalments. Without a guarantor, you’ll be required to pay your rent in full in July.
Can I extend my stay?
If there are rooms available, you should be able to extend your stay after you have moved in. Please speak to the accommodation team while in the building to arrange an extension.
What do I do If something isn’t working in my apartment/ flat?
If you have any maintenance issues, you can simply log into the portal and select the "maintenance" option at the top. Once you've done that, then log in your issue and give as much detail as possible.

If you would like to speak with the Accommodation Manager, you’re welcome to book an appointment and they’ll be happy to meet with you.
Can I receive post?
Absolutely, you’ll have your own post box in reception and will be given a key to check your post at any time of the day/night. Parcels can be delivered to reception for us to look after, just bring your ID when coming to collect them. However, please be aware of our postal policy when using this service.
