What is included in my rent?

What furnishings are included in my room?

All rooms are furnished with built-in wardrobes, beds, linens, study desks and storage space, plus an in-room fridge All rooms also have a private, in-room bathroom.

How does a community space work?

All community spaces have 4 rooms with 2 students each. All rooms have an in-room bathroom and a fridge, and all students within the community space have access to a shared kitchen and shared dining area.

Can I request a specific roommate?

Yes you can. Prior to moving in, all students will receive a roommate preferences form, where you will be able to state your preferences for an ideal roommate. You will also have the option to list the roommate(s) you wish to live with during the application process. If you are listing another student as a roommate, it is important that both students each other and that all requests are mutual.

Do you have a roommate matching service?

Yes they do. Prior to moving in, all students will receive a roommate preferences form, where you will be able to state your preferences for an ideal roommate. This form will inquire as to your study habits, social habits and hobbies to help us match you with residents that have similar preferences. You will also have a chance to state any particular requirements that you have for your roommate (eg. I want a vegetarian roommate). Once received, they will do their best to match you with your perfect and ideal roommate.

Do you organize social activities?

In addition to their community spaces, movie nights, game rooms, sporting and other common facilities where students can meet and interact with each other, they host multiple activities and social events for residents each month to help them get to know their neighbors, network, bond, and build friendships for life.

Is there any eligibility criteria?

Requirements to stay at property are

You must be a full/part-time student
You must be 16 years or older to move in As long as you meet the above criteria, you are more than welcome to book your student accommodation with the property.

How does leasing work?

All leases are individual. An individual lease provides each resident with their own separate lease agreement, responsibility for only his/her rental instalments and other applicable charges. By signing an individual lease, you are only taking responsibility for your rental instalments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

When can I start my lease?

All lease agreements start on the 1st of the month i.e September 1st, October 1st, November 1st, and so on and so forth. All lease agreements end on the last day of the month i.e June 30, July 31, August 30, and so on and so forth. An example of a 12 month lease starting in September is September 1st to August 30th.

Are floors segregated by gender?

All floors at the property are segregated by gender (so either male-only floors or female-only floors). In addition, all elevators are keycard operated and you will only be able to access your specific floor via your keycard.

Is the staff available after hours?

Yes, there will be members of staff working 24/7 to tend to their students’ needs. Their security team operates 24x7 Their front desk concierage is 24x7 Their on-site medical nurse is 24x7 In addition to the above, they also have a 24-hour emergency call service in case of any emergencies or urgent requirements.

What documents are required from me?

To book your stay at the property, they will require the following Enrollment Letter (or offer letter) from the university Passport copy Furthermore, prior to moving in, all students are required to submit proof of enrolment to confirm their status as an active full/part time student.

Is cleaning provided?

Yes, cleaning is provided by their team. All rooms are cleaned once a week. All common areas and facilities are cleaned daily. Deep cleaning of all rooms and facilities is conducted once a month.

Where can I cook?

All community spaces have access to a fully equiped and modern shared kitchen and a dining area, where you will be able to cook and eat conveniently. All kitchens are shared by 5-8 students. In addition, all students have a private fridge inside their rooms.

Are utensils provided in the shared kitchen?

Yes, all shared kitchens are fully equipped and furnished, and come with ready-to-use utensils and other cooking necessities.

Is shuttle bus transport provided?

Property operates free shuttle buses to and from Dubai Knowledge Park and Dubai International Academic City. Dubai Knowledge Park (DKP) - Shuttle buses run every 30 minutes, from 8 AM to 12 PM and 5 PM to 10 PM, on weekdays and reduced frequency on weekends. Dubai International Academic City (DIAC) - 9 AM, 11 AM, 6 PM, 8 PM on weekdays and weekends. All timings are subject to change.

What are the shuttle bus timings?

Property operates free shuttle buses to and from Dubai Knowledge Park and Dubai International Academic City. Dubai Knowledge Park (DKP) - Shuttle buses run every 30 minutes, from 8 AM to 12 PM and 5 PM to 10 PM, on weekdays and reduced frequency on weekends. Dubai International Academic City (DIAC) - 9 AM, 11 AM, 6 PM, 8 PM on weekdays and weekends. All timings are subject to change.

What happens if my roommate moves out?

All leases are individual, where each student signs a contract for their own independent space along with a common shared space. Therefore, if one of the roommates in a double room moves out, it has no effect whatsoever on the other.

Can I personalize my room?

Yes this is allowed, as long as you are able to return it to its original state upon check out and there is no damage caused (either temporary or permanent).

Their entertainment hub is designed to fit your needs. At our entertainment hub, students can watch Movies TV shows Sports games like IPL, EPL, World Cup, NBA and more If you want to watch something, please request the front desk concierge and they will do their best to accommodate.

Are study rooms available?

Yes, they have multiple private, quiet study rooms available for students. Their study rooms are available on a first come first serve basis.

Why might my security deposit be deducted?

Deductions to the security deposit may be made for Damages to property or furniture Missing items Outstanding payments Excessive cleaning requirements A breakdown of all deductions and charges (if any) will be provided to the Student.

What are community conduct policies?

Below is a general overview of their community conduct and behaviour policies The Tenant shall behave in a respectful and cooperative manner toward all residents, staff, and neighbors. Harassment, discrimination, bullying, or any form of threatening behavior will not be tolerated. The Tenant must comply with all UAE laws and regulations at all times. Any behavior that disrupts the harmony of the residence may result in penalties or eviction.

Are there quiet hours at Property?

Quiet hours are enforced daily from 10:00 PM to 8:00 AM. During this time, noise must be kept to a minimum. Loud music, gatherings, or disturbances at any time that affect other residents are prohibited. Repeated noise violations may result in penalties or eviction.

Are guests allowed on the premises?

Yes Guests are allowed to visit at Property. However all Guests (and the students who have invited them) are subject to their Guest Policy.

What is the Guest Policy?

Their Guest Policy is as follows Guests are permitted only in designated common areas unless otherwise approved. All guests must be registered with reception/security. The Student is fully responsible for the conduct of their guests. Overnight stays are strictly prohibited unless authorized by written approval from property staff. Property staff reserve the right to deny entry to any guest. The Student shall be fully responsible and liable for the actions, omissions, and conduct of any guests, visitors, or invitees. Any damage, loss, or violation caused by such persons shall be treated as if committed by the Student.

Are there any prohibited activities or substances?

Can I sublet my room to a third party?

Subleting your room to a third party is strictly prohibited. For clarification, a third party is any student who has not signed a tenancy agreement directly with Property.

Yes, please find our dress code policy below The Student agrees to respect local customs, cultural norms, and public decency standards in the UAE. Inappropriate or offensive behavior may result in penalties or eviction.

What is the refund policy in case of termination by Property management?

Property management may terminate a student's tenancy agreement in case of Non-payment of rent and other amounts due Breach of agreement terms Violation of UAE laws.

What safety and security measures are in place at Property?
