  • Summer bookings (30–59 nights):
    • No refund is provided for any cancellation, including cancellations before the contract start date.
  • Summer bookings (60–119 nights):
    • A charge equivalent to 15 days' rent applies.
    • The security deposit and administration fee are non-refundable.
Extenuating CircumstancesCancellation is allowed in case of extenuating circumstances.
  • Students may request a cancellation review in emergency or specific circumstances.
  • Requests are assessed case by case by management.

    • A notice period will be provided to clear outstanding payments and arrange alternative accommodation.
    • A formal notification will be issued to the student, guardian, and sponsor (if applicable).
  • No Show Policy
    • A booking will be considered a No Show if the resident fails to check in within 7 days of the contract start date without prior communication.
    • In such cases, the student will be charged:
      • One (1) month's rent as the standard cancellation fee.
      • Security Deposit (AED 2,200) (non-refundable).
Delayed Arrivals & travel restrictionsCancellation due to delay in arrival or travel restrictions is allowed .
