1. You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. The property will refund the full security deposit.
2. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to the property and they are able to re-let the room.
Please note: £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.

Prospective first-year students who apply to attend a university or higher education institution in any city where that property's services are available and book a room with them can be released from their Tenancy Agreement if, due to not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university, provided they submit evidence.
2. Only new customers who have never lived at any of the management's property are eligible for this cancellation policy.
3. If a person does not secure a place at their chosen university or college and wishes to be released from their Tenancy Agreement, they must provide evidence of their rejection and the reason (e.g., proof of results) no later than 3 working days after receiving their results.
4. Accepted evidence includes a written rejection letter from the university/college/UCAS or a screenshot of the customer’s UCAS status along with the relevant results. This evidence can be emailed to resident's team.
Please Note: Person who fail to apply for a release from their Tenancy Agreement within this timeframe and do not provide the correct evidence will remain bound by the terms and conditions of the Tenancy Agreement.

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which the property operates, and who book a room with them, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.
2. Only new customers who have never lived at any of the management's property are eligible for this cancellation policy.
3. If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide the property with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.
4. Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.
Please note: The evidence needs to be emailed to the property. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force.
2. There must be a specific government ban in place at the start date of the student’s course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date.
1. The deposit amount will vary from property to property, ranging from £50 to £300, and your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms.
2. The deposit you pay when making the application cannot be used towards a rent instalment as this is secured with a deposit protection scheme for the duration of your tenancy.
3. Your deposit will be returned to you after your tenancy agreement has ended and your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment.

1. If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.
2. If you don’t have a valid UK Guarantor, you are required to pay the full rent in August, 1 month prior to your contract start date.
