For 2026/27 AY

• You may cancel your tenancy within 14 days of signing your first tenancy agreement, provided:
  • The tenancy has not commenced, and
  • You have not collected your keys
• Cancellation must be submitted in writing or via email to the property manager.
• Upon cancellation, your tenancy will be cancelled and any advance rent or other payments will be refunded.

For 2025/26 AY

• You may cancel your booking within 14 days of receiving the accommodation offer.
• If booking is made less than 14 days before check-in:
  • Cancellation is allowed until the earlier of:
    • 14 days after the offer, or
    • Tenancy start date
• Cancellation must be submitted via email to the accommodation office.
• The holding deposit will be refunded within 7 days if cancelled within this period.

Cancellation outside cooling off period

For 2026/27 AY

• You may request cancellation by submitting a written or email request.
• You will remain liable for rent until a suitable replacement tenant is secured.
• It is your responsibility to find a replacement tenant.
• Liability continues until the replacement tenant completes their 14-day cooling-off period.

For 2025/26 AY

• If you cancel after the cooling-off period:
  • Your holding deposit will not be refunded
  • You and your guarantor remain liable for the obligations under the tenancy agreement

For 2026/27 AY

• If your visa application is rejected, you may request cancellation.
• You must:
  • Submit the request within 3 days of receiving the rejection, and
  • Provide a copy of the visa rejection letter
• If tenancy has commenced, you remain liable for rent until the above requirements are fulfilled.

For 2025/26 AY

• If you fail to obtain a UK visa:
  • Your tenancy will be cancelled and rent payments will be refunded
• You must:
  • Provide proof of visa rejection
  • Submit the request within 72 hours of receiving confirmation

For 2026/27 AY

• Applicable to first-year undergraduate students only.
• If you do not receive a university offer:
  • You must submit your request before 22nd August 2026
  • You must provide proof of rejection from the university or UCAS
• Upon approval, advance rent and other payments will be refunded.

For 2025/26 AY

• Applicable to first-year undergraduate students only.
• You may cancel if:
  • You do not meet required grades, or
  • You choose another university
• You must:
  • Provide a rejection letter within 72 hours of results
  • Provide proof of acceptance at another university
• Upon approval, you will be released from contractual obligations.

• You must pay £100 at the time of booking.
• Once the tenancy commences, the holding deposit converts into a security deposit.

Note:- The booking is only confirmed once the advanced rent has been paid on the booking.

• The holding deposit converts into a refundable security deposit once the tenancy begins.
• The deposit is registered with:
  • Tenancy Deposit Scheme (TDS) (England & Wales)
  • MyDeposits Scotland (Scotland)
• At the end of the tenancy:
  • A final inspection will be conducted
  • Deductions (if any) will be discussed
• The deposit will be refunded within 10 working days, provided:
  • There are no outstanding arrears, and
  • No damages to the room or communal areas

• Flexible payment options are available:
  • Full payment (1 instalment), or
  • 4 instalments
• Payment details, including amounts and due dates, are provided in the booking confirmation email.
• Students opting for 4 instalments are required to have a qualified UK guarantor.
