1. You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. The property will refund the full security deposit.

2. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to the property and they are able to re-let the room.

Please note: £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.

1. Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which the property operates, and who book a room with them, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

2. Only new customers who have never lived at any of the management's property are eligible for this cancellation policy.

3. If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide the property with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days (and no later than 28th August, whichever date is sooner) after their results day.

4. Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer’s UCAS status along with the results etc.

Please note: The evidence needs to be emailed to the property. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

2. The replacement tenant must be over the age of 18 and a have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information).

3. If you find a suitable replacement tenant and the room is re-let the property will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.

1. The deposit amount will vary from property to property, ranging from £50 to £300, and your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms.

2. The deposit you pay when making the application cannot be used towards a rent instalment as this is secured with a deposit protection scheme for the duration of your tenancy.

3. Your deposit will be returned to you after your tenancy agreement has ended and your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment.

Please note: Please note if you ask for your deposit to be repaid to a non-UK bank account, bank charges will apply.

1. If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.

2. If you don’t have a valid UK Guarantor, you are required to pay the full rent in August, 1 month prior to your contract start date.

Please note: You must have paid the rent due by the time you arrive to check in.
