• The tenant may cancel the agreement by providing written notice within 7 calendar days of accepting the tenancy agreement.
• The cancellation is valid only if the Tenancy Start Date has not occurred.
• The cancellation is valid only if the tenant has not taken occupation of the accommodation.
• If the Tenancy Start Date falls within the 7-day Cooling-Off Period, the Cooling-Off Period ends on the earlier of:
  • The expiry of the 7-day period.
  • The Tenancy Start Date.
• Upon a valid cancellation:
  • All rent and deposit payments will be refunded in full.
  • The landlord may retain any permitted booking or administration fee in accordance with applicable law.

• The tenant may terminate the agreement if they:
  • Withdraw from their higher education institution.
  • Are excluded from their higher education institution.
  • Are refused admission to their higher education institution.
• The tenant may also terminate the agreement if they are absent from their course for more than 60 days due to illness and have agreed with their institution to suspend their studies.
• The tenant must:
  • Give at least 4 weeks' written notice.
  • State the intended departure date.
  • Provide satisfactory supporting evidence, typically written confirmation from the institution.
  • Vacate the accommodation on or before the stated departure date.
• If the notice or supporting evidence is incomplete, the landlord will:
  • Inform the tenant as soon as reasonably practicable.
  • Allow the tenant a reasonable opportunity to rectify the issue.
• Upon acceptance, the landlord may market the accommodation for reletting.
• A £50.00 room preparation fee is payable.

• A replacement tenant may be identified by either the tenant or the landlord before the tenancy starts.
• The landlord has complete discretion to approve or reject the proposed replacement tenant.
• The replacement tenant must enter into a tenancy agreement acceptable to the landlord.
• The outgoing tenant must pay all sums due before the replacement takes effect.
• After the tenancy has commenced, the replacement tenant must:
  • Be found and approved by the landlord.
  • Enter into a tenancy agreement.
• The outgoing tenant remains liable until the replacement tenant's tenancy commences.
• The landlord may charge a reasonable administration or remarketing fee where permitted by law.
• A £50.00 room preparation fee applies when a replacement tenant takes over.

• This holding fee of £50 prioritises & fast-tracks your application with our partners.
• The £50 holding fee is fully refundable within 6 days of payment. Full refund is applicable whether your booking is finalized with Admistay or even if we're unable to find a suitable match for you.

• Students can choose to pay rent in full (no guarantor required)
• Students who wish to pay rent in instalments must provide a valid UK guarantor
